How The Program Works

Once a property is identified as rental, the owner schedules an initial inspection of the house. During this inspection, our inspectors survey the interior and exterior of the house, including any basements and/or crawlspaces and any additional accessory structures on the property to determine if any code violations exist. If no violations are found during this initial inspection a four-year Certificate of Compliance is issued. If violations are present, the owner is given 30 days to correct and/or start repairs. If within the first 30 days all violations are corrected a four-year Certificate of Compliance is issued. However, if the corrections cannot be completed during the first 30 days, our inspectors schedule a re-inspection every 30 days until the corrections are complete. Once they are found to be in compliance, a two-year Certificate of Compliance is issued.

Most Common Violations

The most common violations that are found during the initial inspection are as follows:

  • Deteriorated or ineffective waterproofing of exterior walls, roof, foundation or floors, broken windows or doors
  • Ceilings, roofs, ceiling and roof supports or horizontal members that sag, split or buckle
  • Any building in disrepair that constitutes a public nuisance
  • Structure in need of painting
  • Electrical problems
  • Heating & A/C concerns
  • Plumbing leaks
  • Unsafe fire conditions
